Executes on the company’s internal real estate strategy for its property holdings, if necessary. Drives a wide range of real estate solutions, such as site searches, lease extensions, sublet agreements, relocations, and terminations of leases and sublease arrangements. Assists in the development of real estate choices by collaborating with operational and functional executives.

Qualifications:

  • Establishes and keeps track of lease and option end dates. Facilitates lease actions such as renewals, relocations, and terminations for business units and upper management. Opening and closing of new sites are coordinated by this person.
  • Helps the company’s business team find and pick appropriate web sites. Recommends new ideas for a company’s business team and other stakeholders
  • Working with environmental, health, and safety (EHS) professionals, identify and address tough environmental concerns associated to the completion of targeted transactions.
  • The transaction’s monetary components are recorded and examined in detail. Internal approval processes for leases, etc., provide a smooth transaction flow.
  • To keep track of lease expirations, store performance, and rent payments, you should have a portfolio master sheet on hand. The ability to work well with Excel is required.
  • This position serves as the principal point of contact for all internal stakeholders, landlords, property managers, and brokers in regard to leasing and property rights problems.
  • Collaboration with internal departments such as operations, transportation, finance, health and safety, and health and safety management is crucial in loss prevention and risk assessment.
  • A real estate manager helps run a specific area, which means staying up to date on the latest market trends and competition, as well as new markets and other factors that affect real estate decisions.
  • Negotiate all LOIs to achieve desired strategic results and work with the legal team to execute any relevant leases, purchase agreements, and other transactional papers, giving business guidance and permission when necessary to complete deals.
  • As part of new site due diligence, engage closely with the construction department and development partners to build strong working relationships and excellent communication.

Skills:

  • An applicant’s ability to speak and write well in English is required, as well as the ability to develop clear and concise documents that nevertheless include all of the relevant details. Their ability to speak in front of both small and large groups is also essential.
  • Accomplished in fostering relationships with both internal and external stakeholders, as well as being able to agree on data needs for both internal and external stakeholders
  • On a year-for-year exchange basis, an accredited college or university’s degree in Business Management or a related field and related work experience totaling nine (9) years may satisfy the educational and work experience requirements for this position.
  • Understanding of real estate transactional and contractual papers, such as leases, purchase agreements, due diligence reports, and construction contracts.
  • The capacity to provide high-quality work in a fast-paced, flexible setting with a large volume of work.
