Job Description

The Real Estate Manager is responsible for implementing the new store development strategy for freestanding sites in a specified geographic area. The expectation is that this position will lead all aspects of new store development for their region, including but not limited to, site selection, contract negotiations, financial analysis, internal presentations and approvals, partnership with the construction department, and serving as the primary manager of 3rd party developers and brokers to ensure execution standards are met.

Qualifications:

• Help the construction and development partners with new site due diligence, including working with the local authorities.
• As part of your legal team, assist in the negotiation of all LOIs in order to accomplish the required strategic objectives and aid in the execution of any applicable leases, purchase contracts and other transactional documentation.
• Environmental, health, and safety professionals must be involved in the identification and management of complex environmental issues that develop during commercial transactions.
• In real estate concerns, such as operations, transportation, finance, health and safety, loss prevention and risk assessment coordination is required with many internal departments.
• A portfolio master sheet may be quite useful for keeping track of lease modifications, store performance, and monthly rent payments. This position requires the use of Excel.
• makes deal overview documents and financial analyses. transactions must go through the internal lease approval process before they can move on to the next step.
• Establishes and maintains a record of the lease and option expiration dates. Lease activities such as renewals, relocations, and terminations are made easier for business units and higher management by the leasing team. This individual is in charge of coordinating the opening and shutting of new locations.
• assists the company’s employees in locating and selecting a place to reside. Provides business team leaders and other stakeholders with alternatives and advice.
• Landlords, property managers and brokers may contact this person for any leasing and property rights problems.
• Stay up to speed on current market trends, competition, growing markets, and other factors that impact real estate decisions in a certain location.

Skills:

• An understanding of contracts, such as purchase agreements or leases and due diligence studies, is a must for most jobs.
• It is acceptable to replace two (2) years of supervisory or administrative experience, or any combination of education from a recognized institution and relevant work experience totaling nine (9) years.
• An great command of written and spoken English, the ability to create materials that are precise, short, thorough and educational, and the ability to deliver successfully before small or big audiences.
• With a strong sense of collaboration and the ability to establish connections and get agreement on timetables and data needs from both internal and external stakeholders
• Acquiring the ability to generate high-quality work in a fast-moving and dynamic work setting.
