Directly under the Principal of Progress, the Asset Manager is responsible for overseeing the operational elements of every project currently under development. When it comes to leasing, marketing, hiring, launching new initiatives and operational property performance – the Asset Manager is in charge of it all. Our ideal candidate is a self-starter with a strong sense of purpose who excels at problem solving while also paying attention to the smallest of details. It is also necessary to have excellent communication abilities, both verbally and in writing.

Qualifications:

• The whole asset life cycle, from purchase to disposal, as well as investor returns, should be modelled in all potential situations before being put into production. Manage the yearly budgeting, strategic planning, and reforecasting processes.
• Construct and execute methods and procedures for monitoring and evaluating technical and financial data pertaining to corporate hardware from the time of requisition to the time of disposal.
• All of an asset’s day-to-day business operations, market positioning, and eventual disposal should be guided by the asset’s strategic business plan, which must be developed for each asset.
• Ensure that asset data, such as serial numbers or identification tags, are accurate, full, and auditable in a configuration management database (CMDB).
• Increase the efficiency and return on investment of underused or underutilized technology assets by making them more useful.
• should be responsible for ensuring that the company’s present tenants get the best possible service. Negotiating leases with high-profile tenants may be made easier with the support of a reliable network of leasing agents, lawyers, and bankers.
• Making and disseminating information to the general public and county staff. Many boards, committees, and organizations dealing with infrastructure asset management might include a representation from the county.
• Increasing the use of best practices in infrastructure asset management throughout the Public Works Department, as well as providing training on how to effectively use asset management software.
• Make cash flow estimates, assess them, and make recommendations to investors on capital calls and dividends. Maintain escrow and operational cash accounts to ensure correct funding.
• Pay special attention to pre-payable, balloon, and maturing loans while keeping an eye out for any Business Development refinancing options.

Skills:

• Working in a team environment and collaborating with colleagues, suppliers, and other cross-functional groups is an essential skill.
• The ability to understand and use a broad variety of computer tools, such as word processing, spreadsheets, databases, and presentation software, is an absolute must.. To complete this task, you’ll need access to the Internet and the Microsoft Office Suite (Word, Excel, and PowerPoint).
• There is a five-year minimum work experience requirement for this position, as well as a one-year supervisory experience requirement. Alternatively, you may have a similar mix of education and experience that gives you with the knowledge and skills needed for the job.
• Experience in contract management or buying and procurement, including strategy creation and implementation
• The ability of an employee to grasp and communicate information in English is critical to the safety and efficiency of their job.
