Job Description

The company’s Real Estate Manager will assist in the expansion of the company’s operations in both present and new locations. This individual will do detailed market and competitive research, financial and statistical analysis, and the production of the final report for the new location.

Qualifications:

  • Allows the company’s corporate team to do website research and selection more easily. Recommends novel concepts and approaches to company decision-makers and other interested parties.
  • The expiration dates of leases and option contracts are kept track of. All lease actions, including renewals, relocations, and eviction decisions, are coordinated with other business units and upper management. Coordinates the introduction and closure of new shops.
  • Negotiate all LOIs to accomplish desired strategic goals and work with the legal team to sign any appropriate leases, purchase agreements, and other transactional paperwork, providing business direction and authorization as required to conclude transactions.
  • You should maintain a portfolio master sheet on available to keep track of lease expirations, store performance, and rent payments. Ability to use Excel effectively is essential.
  • Environmental, health, and safety professionals must be involved in the identification and management of complex environmental issues that develop during commercial transactions.
  • In order to do new site due diligence, you will work closely with the construction department and your development partners. You will also work with the local government during the process of getting permission to build there.
  • Provides main contact for internal stakeholders, landlords, property managers, and brokers for all leasing and property rights issues.
  • Stay up to speed on current market trends, competition, growing markets, and other factors that impact real estate decisions in a certain location.
  • Make a record of and a thorough examination of the transaction’s monetary components Facilitates transactional efficiency by approving leases and other business transactions internally.
  • A top emphasis is collaborating on real estate-related issues with many internal departments, including operations, transportation, finance, environmental health and safety, loss protection, risk, and legal.

Skills:
