Job Description

It is the job of the Construction Manager to manage the project’s schedule (cost and time), analyze resources, and communicate with other departments, such as field engineering and material logistics, to keep track of the project’s progress relative to the planned work schedule.

Qualifications:

• Make sure contractors who aren’t in-house aren’t cutting corners or skipping steps in order to save money or get better outcomes.
• Sub-contractor selection and qualification for the project, including all site and construction trades, is the responsibility of the project manager.
• Contact the Sales Counselor for any questions or concerns you may have about the development contracts, spec houses, model care, maintenance of the subdivision, or any other problems that may arise throughout the course of a successful subdivision expansion.
• Coordinating and providing advice to utility companies who are providing services and infrastructure for the project, as well as managing the project’s timing and costs. The responsibility for this falls on the shoulders of the project manager.
• Coordinating tenant work, attending conferences, resolving problems, offering feedback, and coordinating the project’s punch list and close-out procedures are some of the things you can do as an information resource.
• Carriers’ commitments to their customers are reviewed and ensured, while keeping project costs in check.
• Carriers and the many government agencies that work with them, as well as the City’s permission and inspection procedures. This is called “relationships.”
• Creating initial project-specific cost estimates and taking the lead on budgetary management of the project’s numerous cost components
• the examination of proposal requests for modification and other contract materials such as extra instructions or further requests information to ensure that the carrier’s interests are adequately represented
• Responsible for verifying the accuracy of consultant bills, contractor pay applications, and change orders in coordination with the Control Manager to ensure that all of these items are appropriately recorded in the reporting system.

Skills:

• A working knowledge of the mechanical, electrical, civil and structural aspects of industrial building.
• Pre-design and pre-construction experience, as well as understanding of building systems/components and technology, contract management, project delivery methodologies, team development, and client relationship building, are essential.
• Working in this position requires familiarity with construction contracts and the ability to read, understand, and coordinate consultant drawings and requirements.
• To make certain that the work delivered satisfies the requirements of the contract, quality assurance and quality control (QA/QC) procedures must be implemented. Controls the site’s quality assurance program (SQCM)
• Proven track record of successfully completing projects on time and on budget, as well as recognizing deviations from a company’s long-term strategy
