The Construction Manager’s responsibilities include overseeing the project schedule (both in terms of time and cost), evaluating resource requirements, coordinating with other departments such as field engineering and material logistics, maintaining status reports, and monitoring progress in relation to the established work plan.

Qualifications:

• Communicate effectively with the Sales Counselor on all build-to-suit contracts, spec houses, model upkeep, subdivision maintenance, signage, and any other problems that may arise in the course of running a successful subdivision development.
• Examining, on behalf of the carrier’s interests, change proposals, proposal requests, information requests, supplementary instructions, and other contract paperwork.
• participating in meetings, settling conflicts, giving on-going feedback, and managing project punch list and close-out, you will serve as an information resource.
• Identifying and vetting all essential subcontractors for the project, including all site and construction trades, such as electricians and plumbers
• Track and review the actions of outsourced construction firms to verify compliance with safety, quality, timelines and budgets, cost efficiency and control, and outcomes.
• you’ll have to look over and approve invoices from consultants, contractors, and change orders. You’ll also work with the Control Manager to make sure the reporting program is set up correctly.
• monitoring the budgetary management of the project’s many cost components is essential.
• the carrier’s point of contact for all federal, state, and local government issues including the city’s permits and inspection needs developing ties with government agencies
• Ensuring that the carrier meets standards while controlling project costs by analyzing leasing contracts and needs..
• responsible for organizing and providing feedback to utility companies who are providing services and infrastructure for the project, as well as regulating the project’s timing and costs. This is the responsibility of the project manager.

Skills:

• Pre-design and pre-construction expertise, as well as understanding of building systems/components and technology, contract management, project delivery methodologies, team building, and client relationship development, are needed.
• QA/QC approaches must be used to ensure that the work produced meets the terms of the contract. Manages Quality Assurance for the Site (SQCM)
• Direct experience directing contractors and crews engaged in mechanical, electrical, civil, and structural construction in an industrial context
• Working closely with the general contractor and project consultants to produce project timelines and budgets
• The ability to read, comprehend, and coordinate consultant drawings and specifications, as well as knowledge with construction contract papers, is a must for this position.
