Job Description

All repair requests from our single-family house residents are scheduled by the Maintenance Coordinator. To offer quick, efficient customer support, resolution, and follow-up for all property maintenance issues, you will work directly with our internal R&M team and suppliers. This job also acts as a point of contact for residents who have requests or questions about utility onboarding and off boarding.

Qualifications:

  • The maintenance manager attempts to ensure that goals are met by keeping track of KPIs and planning periodic evaluations of maintenance performance metrics. Participates in performance review meetings after a turnaround or stoppage.
  • “ready work” and “less urgent” tasks are matched across the shifts to maximize the usage of maintenance resources, particularly shift maintenance staff.
  • Communicates and completes equipment preparation requirements for successful maintenance work on a consistent basis.
  • Initiates and monitors changes to ensure timely completion of maintenance backlog. Work orders that have been cancelled are deleted from the system. Identifies work orders that need engineering assistance and collaborates with capital and engineering teams to manage this backlog of projects.
  • Works closely with maintenance and operations to design the weekly maintenance schedule as well as the daily strategy for completing the schedule.
  • PM turnaround and shutdown coordination. Remains as the overall turnaround manager to ensure that resource-heavy schedules are prepared and unambiguous ownership of work is established.
  • Regular maintenance/operations plans may be improved and designed by using technical knowledge of equipment documentation and safety procedures and a comprehensive timeline.
  • Do administrative tasks like scheduling workers, filling out production reports, talking to staff about safety, and making other reports as needed by the operating facility.
  • Performs evaluations of incoming work orders and assigns them to the appropriate staff members in order to reduce the amount of interruption caused to planned work and ensure that the most critical work is completed.
  • Inquires about alerts and gives a preliminary evaluation of their value (gatekeeping). If more information is required, follows up with the people who sent in the notice. Determines the level of importance and allocates changes in order to clearly explain time and responsibility for the next stages in completing maintenance work.

Skills:

  • A minimum of seven years of experience as a Facilities Maintenance Coordinator, Handyman Contractor, or Supervisor for a General Building Contractor is required.. HVAC, plumbing, carpentry, concrete, and electrical construction skills ranging from ordinary to above-average.
  • a good understanding of planning, scheduling, and estimating for maintenance, The ability to read engineering drawings, equipment drawings, and P&IDs and understand what they mean. Both writing and talking can be good ways to share technical information.
  • Understand all relevant regulatory duties, such as those of the FRA, TTB, and FSMA, as well as state and federal laws. Sixty pounds is the weight the worker is supposed to lift and/or move.
  • At least a year of experience in a call center is required. Extensive knowledge of the English language and the ability to multi-task under pressure. Good interpersonal and analytical skills are a must.
  • A high school diploma or its equivalent is required for this position, but a four-year college degree or years of established experience in heavy industrial operations management are desirable.
