Qualifications:

  • assists the company’s employees in locating and selecting a place to reside. Provides business team leaders and other stakeholders with alternatives and advice.
  • Keeps track of the expiry dates of leases and option contracts. Facilitates the coordination of lease actions such as renewals, relocations, and terminations for business units and upper management. Opening and closing of new locations is handled by this person.
  • When it comes to managing changes in lease terms, store performance, and monthly rent payments, a portfolio master sheet may be quite helpful. Use of Excel is required for this employment.
  • An examination of the transaction’s monetary components is performed. Leases and other transactions may be completed with simplicity thanks to internal approval processes that are in place.
  • For all internal stakeholders, landlords, property managers, and brokers in regard to leasing and property rights, this position serves as the principal contact.
  • Oversee all LOIs and interact with the legal team in order to sign any relevant leases, purchase agreements, and other transactional paperwork and to provide business guidance as needed to conclude transactional documentation to achieve desired strategic results.
  • Get to grips with the market and keep an eye on new store openings and other factors that impact real estate decisions.
  • Coordinates with a variety of internal departments on real estate concerns, including operations, transportation, finance, environmental health and safety, loss protection, risk, and law.
  • In order to properly address environmental concerns that arise as a result of business transactions, environmental, health, and safety experts must be included in the process.
  • Work closely with the construction department and development partners on all aspects of new site due diligence, including dealing with local authorities throughout the permission process.

Skills:

  • Capacity to communicate effectively in both oral and written English, to develop accurate, succinct, comprehensive, and instructive written materials, and to deliver excellent presentations to small and large audiences.
  • The ability to understand and analyze contracts, such as leases, purchase agreements, and due diligence reports, is an essential part of this role.
  • A track record of completing high-quality projects in an environment where speed, flexibility, and a heavy workload are the anticipated standard
  • Having a strong sense of teamwork and the ability to create relationships with both internal and external stakeholders is vital.
  • Degree in Business Management or a related field, plus five (5) years real estate related experience, with at least two (2) years in a supervisory or management capacity; OR any related combination of education from an accredited college or university and related experience in this occupation totaling nine (9) years may substitute for the required education and experience and may be interchangeable on a year for year basis
