An Asset Manager position is available at our company. In this post, you will be responsible for leading the department’s Asset Management programmed and serving as a member of the division’s management team. We are looking for a seasoned public works asset manager with a demonstrated track record of success. Public Works infrastructure Asset Management Programs involve reviewing and making recommendations for the management of infrastructure assets as part of the responsibilities of this position. The ideal applicant has a broad and deep understanding of the standards, concepts, and practices of infrastructure asset management.

Qualifications:

  • Keeping track of operating cash accounts and making sure they’re fully stocked is only one of the many responsibilities of a financial manager, who must also do financial forecasting, analyses capital calls, and manage connections with outside vendors.
  • Budgets for the establishment and administration of the third-party property management company must be developed in order to guarantee that the firm’s assets are running at their peak efficiency.
  • Assisting the Public Works Department in implementing best practices and principles in infrastructure asset management, including training to maximize the usage and effectiveness of asset management software, as well as providing information to county workers and the public. Participate in infrastructure asset management-related boards, committees, and associations as a county representative.
  • By doing a capital requirements sufficiency analysis and modifying the work schedule, analyses capital needs reports and replacement reserve contributions. Whenever appropriate, makes advice to the owner regarding contribution levels. Review replacement reserve requests and give suggestions to his/her supervisor. Analyze yearly budgets and capital improvement plans submitted by the owner/agent before the start of each year to better understand that year’s strategy for the property.
  • You will be in charge of monitoring all hiring, all property management’s marketing and branding efforts, and provide insight into prospective new markets at the level of the individual properties.
  • Analyses rent rolls, vacancy and turnover data, affordability profiles, financial operating reports, resident files, waiting list compliance, fair housing practices, utilizing restricted units and supportive housing units, management costs and salaries charged to the property, annual resident services provided, vendor contracting practices, and utilizations of minority and women owned businesses to enforce.
  • Establishing and keeping up an asset inventory hierarchy. coordinating the creation, recording, and upkeep of all asset class-related infrastructure asset inventories, conditions, rating methods, service levels, performance metrics, risk scoring criteria, maintenance plans, repair/replacement models, financial projections, and work schedules.
  • Adjusting current operations and deciding whether or not additional capital investments are required. recommends that, if required, money be provided. This subordinate provides their employer with feedback on any requests for replacements they get from other departments or coworkers.
  • It is possible to raise productivity and develop a culture of continuous improvement by addressing and successfully resolving systemic problems and presenting challenging topics.
  • There must be current tenants who are able to provide excellent service to present tenants. The preparation of legal documents, the conclusion of real estate purchases and refinances, and the negotiation of leases are all tasks that can be assisted by a broker.

Skills:

  • Ability to read, write, and speak English at a level that allows the employee to understand and communicate information in a manner that will allow the employee to safely and efficiently complete job duties, and the ability to develop oneself to be suitable for this job and the tasks required of him constantly are essential.
  • Three to five years of experience managing institutional multifamily buildings is required, as well as the capacity to meet deadlines, multitask, and perform well under pressure.
