Job Description

The Asset Manager will report directly to the Principal of Development and be in charge of all operational elements of all ongoing projects. There are a number of responsibilities that fall within the Asset Manager’s purview. We’re looking for someone who’s self-motivated, meticulous, and able to handle many tasks at once. It is also necessary to have excellent communication abilities, both verbally and in writing.

Qualifications:

  • Develop and execute daily operational, market position and disposal plans for each asset using strategic business concepts.
  • The Public Works Department is actively promoting best practices in infrastructure asset management in a strategic and practical way. This involves educating employees on how to utilize and get the most from asset management software.
  • To optimize efficiency and return on investment, it is necessary to increase the usefulness of underused or underutilized technology assets.
  • Make sure the information in the configuration management database (CMDB) is up to date, correct, and auditable by adding asset data like hardware serial numbers or identification tags.
  • The whole life cycle of any asset, from purchase through disposal, including investor returns, should be modelled under all scenarios. Initiate and oversee the yearly budgeting, strategic planning, and reforecasting efforts.
  • Assume responsibility for maintaining positive working relationships with current tenants on behalf of the business. Negotiating lease conditions with high-profile tenants will be easier if you have solid contacts with leasing agents, attorneys, and lenders.
  • Pay special attention to pre-payable, balloon, and maturing loans while keeping an eye out for any Business Development refinancing options.
  • The preparation and presentation of information to county staff and the general public. May be designated to serve as the county’s representative on numerous boards, committees, and organizations concerned with infrastructure asset management.
  • Use cash flow forecasts to recommend capital calls and dividends to investors. Keep escrow and operating cash accounts well funded to prevent overdrafts.
  • Monitor and evaluate technical and financial data on corporate hardware from the time it is requisitioned to when it is sold or given away.

Skills:

  • It is important to understand and practice effective teamwork and cross-functional cooperation with your employees, external suppliers, and other departments in your firm.
  • Reading, writing, and speaking in English must be at a level that enables you to safely and successfully perform your job obligations in English.
  • This position requires at least five (5) years of experience managing infrastructure assets in a government agency, with at least one (1) year of supervisory and/or team lead experience, or any comparable combination of education and experience.
  • Knowledge of word processing, spreadsheets, databases, and presentations. Able to use MS Office and the internet (Microsoft Word, Excel, PowerPoint)
  • Direct job experience in contract administration or buying and procurement, covering all areas of strategy creation and implementation.
